What is a bridging loan?

A bridging loan is short-term, secured finance designed to “bridge” the gap between buying a property and securing longer-term funding or selling an existing asset. It gives property investors, developers, and landlords quick access to capital when timing is critical.

We can provide a decision in principle within hours, with funds released in as little as 7 days. Speed is at the core of what we do. We understand that in property, missing a deadline can mean missing the deal.

We arrange loans from £50,000 up to £20 million, with lending available up to 90% Loan to Value (LTV). The amount you can borrow depends on the property value, your exit strategy, and your overall circumstances.

Bridging loans can be used for a variety of purposes, including purchasing property at auction, funding refurbishments, buying before selling, refinancing an existing portfolio, or completing time-sensitive transactions that a standard mortgage can’t move fast enough to support.
